The problem

What goes wrong without this.

Site selection is the least reversible decision in an industrial project. Equipment can be replaced and processes can be re-engineered, but a plant cannot be moved once it is built, and the site determines logistics cost, labour availability, utility cost and regulatory exposure for the life of the asset.

The decision is frequently made on the wrong criteria — land price per acre, or proximity to the promoter's existing operations. What actually drives project economics is whether adequate power can be brought to the site, whether the water source is reliable and legally available, whether the land use permits industrial activity, whether effluent can be lawfully discharged, and whether the title will survive lender scrutiny.

Title and land-use problems are particularly costly because they surface late — usually during lender due diligence or subsidy application, after significant money has been spent.

Do you verify land title yourselves?
Title verification and legal opinion are rendered through qualified legal professionals — we coordinate that work and integrate its findings into the overall site assessment. Our own scope covers land use, zoning, utility availability, physical suitability and the commercial evaluation.
Can you help get a plot in an industrial estate?
Yes. We handle allotment applications with state industrial development corporations and park authorities, including the project profile and documentation these bodies require, and follow through the allotment process.
How long does land-use conversion take?
It varies widely by state and by the classification involved. Non-agricultural conversion is commonly two to six months where the parcel is straightforward. Where the master plan zoning itself needs amendment, it can take considerably longer, and we would normally advise against relying on that route.
Which state should we set up in?
It depends on your logistics profile, power and water intensity, labour requirement and which incentive schemes you qualify for. We run this as a structured comparison rather than a recommendation from general reputation, because the right answer differs substantially by sector.
